What is Real Estate Investing?

Real estate investing refers to the acquisition, ownership, management, rental, or sale of properties for the purpose of generating income or capital appreciation. It involves purchasing residential, commercial, or industrial properties with the aim of generating a return on investment through rental income, property value appreciation, or both. Real estate investing can be done directly by purchasing a property or indirectly by investing in a real estate fund, trust, or company.

The real estate sector in India is globally recognised and encompasses housing, retail, hospitality, and commercial sub-sectors. In terms of economic impact, the construction industry ranks third among major sectors.

The Indian real estate market is estimated to witness substantial growth, in value of Rs. 65,000 crore by 2040, compared to Rs. 12,000 crore in 2019. 
By 2030, the sector is expected to reach a market size of USD 1 trillion, contributing 13% to the country’s GDP by 2025. Retail, commercial real estate and hospitality are also experiencing significant growth, catering to India’s expanding infrastructure requirements. In the first nine months of FY22, the top eight cities in India witnessed over 1,700 acres of land deals. 
The real estate sector in India has witnessed a strong recovery from the impact of the COVID-19 pandemic, driven by factors such as low-interest rates, pent-up demand, government incentives, and increased preference for home ownership. 
The real estate sector in India is also undergoing a transformation with the emergence of new trends such as data centres, warehousing, co-working, co-living, and student housing. These segments are expected to witness high demand and growth in the coming years as they cater to the evolving needs of consumers and businesses. The real estate sector in India is also expected to benefit from the development of industrial parks, smart cities, and infrastructure projects under the National Infrastructure Pipeline.
